EICR prices
EICRs from £100 + VAT (£120 inc VAT).
The final price depends on the size of the property and the number of circuits. Tell us the property type and we'll confirm a fixed price before booking. HMOs and communal areas are priced individually. Remedial work is quoted separately, with the report. Letting agents and portfolio landlords: ask about multi-property pricing.

The rules in brief (England)
- An EICR at least every 5 years, or sooner if the report says so.
- A copy to existing tenants within 28 days, to new tenants before they move in, and to the council within 7 days if asked.
- Remedial work done within 28 days, or sooner if the report says so, with written confirmation to the tenant and council.
- Councils can fine up to £40,000 per breach.
For letting agents
Bulk bookings across your portfolio, renewal reminders before reports expire, an agreed spend limit so small remedials get done without chasing you, one contact for every job, and reports sent straight to you and the landlord.
For HMOs
Portsmouth's HMO licence conditions require electrical work by an electrician registered with a UKAS-accredited scheme, such as NAPIT. We can carry out the EICR alongside the electrical checks your licence asks for.
Frequently asked questions
How long does an EICR take?
It depends on the size of the property and the number of circuits. We'll give you a time estimate when we confirm the booking.
What if the report is unsatisfactory?
We explain each finding, quote any remedial work with the report, and can complete it within the 28-day window.
Do you need me to be there?
No. We can arrange access with the tenant or collect keys from your agent.
Is an EICR the same as PAT testing?
No. An EICR covers the fixed wiring, not plug-in appliances.
Does a new tenancy need a new EICR?
Not if the current report is still in date.
