Portsmouth & Southsea

Planned maintenance for blocks & managed properties

Keeping on top of a building’s electrics and safety checks is easier when the visits are booked ahead. We help managing agents, freeholders and landlords across Portsmouth and Southsea with scheduled testing, electrical maintenance and repairs.

The work

Regular support for the properties you look after

Whether you look after one block or several properties, we’ll agree what needs checking, when we’ll attend and what it costs. After each visit, you’ll receive clear records of the work and details of anything that needs attention. We’ll agree a schedule suited to the building, its systems and fire risk assessment, including who carries out routine checks between service visits. Any additional repairs will be discussed and priced separately.

What we can help with

  • Communal lighting, electrical faults and repairs
  • Weekly or monthly emergency lighting checks, as agreed for the building, plus annual full-duration tests
  • Routine fire alarm testing and scheduled servicing
  • EICRs and agreed remedial work
  • Test records, logbook updates and follow-up repairs
  • Ongoing maintenance agreements with visits booked in advance

Putting a maintenance agreement in place

  1. 01

    Tell us about the building

Send the property details, the systems installed and any existing reports, fire risk assessment or testing schedule. Let us know who arranges access.

  2. 02

    Agree the work and visits

We’ll confirm the systems covered, the checks and servicing needed, who handles checks between visits and how additional repairs are approved.

  3. 03

    Keep a clear record

Visits are booked ahead. You’ll receive the relevant test records and an update on any faults, with proposed repairs discussed separately.

Before we agree the schedule

Can you arrange regular visits for one block or several properties?

Yes. We can discuss an ongoing maintenance agreement for one building or several properties, with the scope, visit schedule, access arrangements and costs agreed beforehand.

Do emergency lights need checking every week?

Weekly checks can be included where agreed for the building. Monthly functional testing is the usual routine, alongside an annual full-rated-duration test. The exact checks and arrangements depend on the system, manufacturer’s instructions and the building’s fire risk assessment.

Is a weekly fire alarm test the same as a service?

No. A routine test checks that the system operates; inspection and servicing cover more. For systems maintained under BS 5839-1, servicing intervals are based on the risk assessment and should not exceed six months. We’ll establish the appropriate arrangements for the system installed.

Are repairs included in the maintenance agreement?

We’ll spell out what the agreement includes before starting. If a visit identifies additional work outside that scope, we’ll explain the issue and discuss the cost and approval before proceeding.
